Timber, log and lumber futures prices: three different markets

Keep standing trees, delivered logs and commodity lumber benchmarks separate from retail hardwood.

Standing timber is a sale of rights and material

Stumpage concerns standing timber before harvest. Species, estimated recoverable volume, quality, access, terrain, boundaries, season and contract obligations influence an offer. A per-acre figure without a timber inventory is not a useful universal valuation. Obtain a property-specific assessment and competing bids with comparable harvest and restoration responsibilities.

Delivered logs have a location and scale

A delivered-log report reflects a particular region, period, assortment and measurement rule. MBF means one thousand board feet under the stated scale; it does not mean one thousand finished retail board feet will emerge from the logs. Doyle, Scribner and International log rules can estimate different volumes for the same physical log. Do not mix their rates in one comparison without a documented conversion method.

A commodity benchmark is not a hardwood quote

The Trading Economics lumber page describes a commodity benchmark and associated market commentary. Its series is not a species-level hardwood retail price list. Housing, sawmill capacity and trade conditions can provide context, but a change in that chart cannot be applied as a universal percentage adjustment to walnut, white oak, Ipe or a delivered custom-milled order.

Read the report behind the summary

JM Log Market identifies a Kentucky forestry report and a delivered-log Doyle basis. Use it as a gateway to that regional report, not a national promise for your trees. Keep veneer, stave, sawlog and low-grade material separate. Combining the lowest pallet figure with the highest veneer figure creates a wide range with very little usefulness for an individual sale.

Do not deduct a fixed percentage from a delivered-log price to estimate stumpage. Harvest and hauling costs depend on distance, access, volume, equipment and contract requirements. A tract with difficult access can have very different economics from one near a mill, even when the species are similar.

Use market trends responsibly

Trading Economics is useful for identifying its published benchmark and historical movement. Record the series definition, observation date, currency, unit and whether a number is observed, delayed or forecast. A forecast is not a supplier offer, and a chart refreshed today may describe a different observation period.

For your own purchasing trend, retain comparable supplier quotes over time. Compare the same species, grade, thickness, lengths, quantity tier and destination. Separate a change in freight or selection requirements from a change in the base material rate. With only two nonmatching offers, describe the difference rather than labeling it a market trend.

A PURCHASING CALCULATION

A purchasing calculation

A hypothetical log report lists $800/MBF under a named log scale. That is not evidence that retail dry lumber should sell for $0.80/BF: recovery, processing, quality distribution and selling costs intervene.
